AyalaLand Hospitality announced the return of the Mandarin Oriental hotel to the Philippines, with the brand’s new location in Makati slated to open in late 2026.

A partnership between the luxury hotel brand and AyalaLand’s hospitality arm, the 275-room luxury hotel will be located above Ayala Triangle Gardens at the Makati Central Business District (CBD).

The return ends the 12-year absence of the hotel group in the Philippines, after the closing of the original Mandarin Oriental in September 2014, also in Makati.

The original location, designed by National Artist Leandro Locsin, opened in September 1974.

“Its return reflects not only the enduring appeal but also our vision of creating world-class city destinations that celebrate Filipino culture and foster meaningful connections,” said Ayala Land Creative Director, Paloma Urquijo Zobel de Ayala, in a June 9 press release.

Inspired by the green concept of the Ayala Triangle Gardens, the new building will feature Filipino craftsmanship in its suites and amenities.

Wellness will be at the core of the Mandarin Oriental guest experience, according to the company. The hotel will house an 800-square-meter Spa and Wellness floor, with holistic treatments inspired by Filipino healing traditions.

It will also include fitness and yoga facilities, including a 25-meter outdoor swimming pool that overlooks the gardens.

The opening of Mandarin Oriental Makati adds to AyalaLand Hospitality’s portfolio of homegrown and international brands. The company’s portfolio includes Seda Hotels, El Nido Resorts, Huni Lio Resort El Nido, Holiday Inn and Suites Makati, and Raffles Makati.
